Land and property transactions using e-ID (Smart-ID/Mobile-ID)
In Estonia, the e-Land Registry is operated by the Centre of Registers and Information Systems (RIK) under the Ministry of Justice. It provides real-time, transparent access to land and property information with the national digital ID. Citizens, notaries, and legal professionals authenticate their identity using national digital ID credentials to access the land and property register. The portal provides updated information about land plots, which include ownership details, mortgages, and boundaries. This makes property due diligence entirely digital and paperless. Property transactions, such as transfers of ownership and creation of mortgages, are processed digitally. Notaries authenticate and sign documents using qualified electronic signatures, PIN2.
