Property registration and land records
Digital ID is used for identity verification of buyers and sellers during property registration and land transactions. Since 2015, various state governments across India, has integrated Aadhaar-based e-KYC into property registration systems to verify the identities of parties involved in property transactions. During property registration at sub-registrar offices, buyers, sellers, and witnesses must authenticate their identities using Aadhaar-based biometric verification, which can be a fingerprint or iris scan, or e-KYC. This retrieves verified demographic details directly from the UIDAI database. This system has been implemented in multiple states, which include Karnataka, Maharashtra, Telangana, Andhra Pradesh, and Uttar Pradesh, as part of their Digital India Land Records Modernization Programme (DILRMP).
Aadhaar authentication ensures that only the genuine property owner can execute sale deeds or transfer documents, which prevents impersonation and fraudulent transactions. The integration also facilitates linkage with the Digital India Land Records Modernization Programme (DILRMP) and digitization of land records under initiatives, such as the Survey of Villages and Mapping with Improvised Technology in Village Areas (SVAMITVA).
